Short sales throughout California
Underwater anywhere in California? The lender is the same. So is the law.
I’m based in Fresno and licensed statewide. A short sale is won in the lender negotiation, and that work doesn’t depend on a zip code.
Straight answers. Real options. No automatic assumption that selling is the answer.
How statewide works
The negotiation is national. The law is California.
Your servicer’s short sale department isn’t in your town. Neither is the investor. What’s local is the pricing and the showings.
What stays the same in every county
- The deficiency law. CCP 580e protects approved short sales of one to four unit homes statewide.
- The foreclosure timeline. The notice of default and trustee sale clock runs under the same statutes in every county.
- The lender’s rules. An FHA, VA, or conventional short sale follows the same guidelines in San Diego as in Fresno.
- The package. Same documents, same deadlines.
What is local
Value, buyer demand, and access to the property are local. When a property is outside the Central Valley, I work it one of two ways: I list it directly when I can serve it properly, or I bring in a local agent for pricing and showings while I run the lender side. You’ll know which before you sign.
Where I work most
My home base is the Central Valley: Fresno, Clovis, Madera, Visalia, and Hanford. I take short sales elsewhere in California when I can add something the file needs.
Whether I’m the right call
What I take, and what I refer out.
Call me if
- You owe more than the property is worth, anywhere in California
- There is a second loan, HELOC, HOA lien, or tax lien in the way
- A notice of default or trustee sale has been recorded
- A previous short sale attempt stalled or was denied
- You’re an agent with a short sale listing that needs a negotiator
I’ll send you elsewhere if
- You need legal advice. That’s a California real estate attorney.
- You need tax advice. That’s a CPA. Start with the tax questions page.
- You want to keep the house and the numbers support it. Then a HUD-approved housing counselor or your servicer’s loan modification department comes first.
What it costs
In a typical short sale, my commission is paid from the sale proceeds and approved by the lender. You don’t pay me upfront. If a short sale isn’t the right move, I’ll tell you on the first call.
I don’t prescribe the solution before I diagnose the problem. That goes for any county.
This page is general information, not legal, tax, or financial advice. Laws and lender guidelines change, and every situation is different. For legal or tax questions, talk to a licensed California attorney or CPA.
Questions I get
Straight answers.
Do you handle short sales outside Fresno?
Yes. I’m licensed throughout California. Depending on where the property is, I either list it directly or work with a local agent while I handle the lender negotiation.
Is California short sale law the same in every county?
The state statutes are the same statewide, including the deficiency protection in CCP 580e and the foreclosure timeline. Local differences are mostly about the market and the county recorder.
Can you work with my current agent?
Often, yes. If you already have an agent you trust, I can talk with them about handling the negotiation side. Any arrangement is disclosed and goes through the brokerages.
Do I need to meet you in person?
No. Authorizations, the package, and the listing documents are all handled electronically. Most of it can be done by phone and text.
How do I start?
Call or text (559) 708-6460 with the property address, the loans on it, and any notices you’ve received. I’ll tell you what I think the real options are.
