Inherited and problem properties in Fresno
Inherited it, stuck with it, or can’t sell it?
Probate, liens, title problems, tenants who won’t leave, code violations, or a house that needs everything. The house is only one part of the problem.
Straight answers. Real options. No automatic assumption that selling is the answer.
Here is the deal
Money, time, title, condition, occupants, and family.
When several of those collide at once, a sign in the yard doesn’t fix anything. The first job is figuring out which problem actually controls the outcome.
Situations I handle
- Inherited property and probate. Multiple heirs, a house full of belongings, and a court process. I work alongside the estate’s attorney and the personal representative.
- Liens, judgments, and back taxes. What’s recorded against the property decides what a sale actually nets, and some liens are negotiable.
- Title problems. A missing signature, a deceased owner still on title, or an old loan that was never reconveyed.
- Tenants and occupants. Selling with tenants in place or dealing with someone who won’t leave. California tenant laws are strict, and they have to be followed.
- Condition and code issues. Fire or water damage, deferred maintenance, unpermitted work, or a property that won’t qualify for a normal loan.
- Divorce, relocation, and tight deadlines. When the timeline matters as much as the price.
- Listings that didn’t sell. If the house sat on the market, something was wrong with the price, the plan, or the agent. We figure out which.
How I approach it
I ask questions first. Then I lay out the real options. Depending on the facts, that might be fixing a few things and listing it, selling as-is to an investor, a creative structure, or a short sale if the property is underwater. When the situation needs an attorney, CPA, or another specialist, I’ll tell you.
What to have ready when you call
- The property address and who is on title
- Any loan statements, lien notices, or tax bills you have
- Probate case information, if there is a case
- Who lives there now and whether there’s a lease
If you already knew the right solution, you wouldn’t need to call me.
This page is general information, not legal, tax, or financial advice. Every situation is different. For legal or tax questions, talk to a licensed attorney or CPA.
Questions I get
Straight answers.
Can I sell an inherited house before probate is finished?
Sometimes. It depends on how the property was held, whether there’s a trust, and the authority the court has given the personal representative. The estate’s attorney decides the legal path, and I handle the real estate side.
Can I sell a house with tenants in it?
Yes. Many investors buy occupied property. Tenants have rights under California law that don’t disappear because the house is sold, so the plan has to account for them.
Do I have to fix the house before selling?
No. Sometimes a few targeted repairs pay for themselves. Sometimes selling as-is is the better move. I’ll tell you which I believe gets you the best result.
What if there are liens on the property?
Liens are usually paid from the sale proceeds at closing. If the liens are larger than the equity, some can be negotiated. It starts with a title report.
