Cash home buyers in Fresno
Thinking about selling your Fresno house for cash? Let’s start with what you need.
I don’t sell houses. I solve problems. Sometimes the problem is that you need to sell, and a cash sale is the answer. I can buy the house myself or bring a buyer who can.
Straight answers. No pressure. No obligation to sell.
On market and off market
Two ways to sell. I work both.
On market means listing the house, including a short sale when you owe more than it is worth. Off market means a private sale, which is where a cash offer fits. I walk you through both so you can compare them side by side.
I start with questions, not an offer
Before I talk about any price, I want to understand your situation. Expect questions like these:
- What is going on that has you thinking about selling?
- What would a good outcome look like for you?
- How soon do you need this done, and what happens if it takes longer?
- Is there a mortgage, and are the payments current?
- What shape is the house in, and who lives there?
- Has anyone else, such as family, a lender, or an attorney, been part of the decision?
Your answers tell me whether a cash sale helps you or whether something else would serve you better.
Who a cash sale tends to help
Cash sales are most useful when time, condition, or complications are the problem. Homeowners usually call me about one of these:
- Behind on the mortgage and worried about foreclosure
- An inherited house nobody wants to manage
- A rental with bad tenants or constant repairs
- A house that needs more work than you can pay for
- A divorce where both people want it sold
- A move that cannot wait for a listing to sell
If your house is in one of these spots, you are not alone, and there is usually more than one way out.
How it works
- You call or send the form. Tell me the address, the condition, whether there is a mortgage, and what is pushing you to sell.
- I look at the property and the numbers. I may ask for photos or a quick visit.
- I tell you what I can do. That might be a cash offer from me, an offer from a buyer I bring, or a recommendation to take another route. You get the terms in writing.
- If you accept, a title company handles the closing, and we work out a date that suits you.
- You are never required to accept anything.
If I am the buyer
When I buy a house myself, I am the buyer. I am not your agent and I am not representing you in that deal. I will tell you that up front and in writing. You are welcome to have your own attorney or agent review any offer.
What “as-is” really means
Selling as-is means you do not make repairs or clean the house before closing. It does not mean the offer ignores the house. A buyer prices in repairs, so an as-is cash offer is usually lower than a fully fixed up listing. For some sellers that trade is worth it, because it saves months of work, carrying costs, and uncertainty. For others it is not. I will show you how a cash sale compares to a listing so you can see your own numbers.
When a cash offer is not the best option
If you owe more than the house is worth, a cash buyer may not be able to pay off the loan. In that case a short sale can let your lender accept less than the balance. If you are behind on payments, read about foreclosure help first, because the clock matters. If your house is in good shape and you have time, a regular listing may bring more money. I would rather tell you that than waste your time.

Questions I get
Straight answers.
Do you really buy houses for cash?
Yes. I can buy a property myself or bring a cash buyer, depending on the house and the deal. I will tell you which one is happening before you agree to anything.
Are you my agent if you buy the house?
No. If I buy the house myself, I am the buyer. I am not representing you in that deal, and I will say so clearly in writing.
Will I get full market value?
Usually not. Cash and as-is sales are priced below a fully repaired listing because the buyer takes on the repairs and the risk. I will show you the comparison so you can decide.
Do I need to fix anything first?
No. You can sell the house as it is.
What if I owe more than the house is worth?
A short sale may be the better path. Your lender can agree to accept less than the balance, and I can explain how that works in California.
Is there a cost to ask?
No. Asking about an offer is free and carries no obligation.
